Episode Summary
Robert Clark founded Domain Real Estate Partners in 2015 after a career in public-market credit at Morgan Stanley, Brevan Howard, and DW Partners. Ten years later, Domain is one of the largest land bankers and land lenders in the country: roughly $6.7 billion in the ground, more than $17 billion funded across 750+ projects, all of it in for-sale residential.
Evan Kinne and Ed Steffelin sit down with Robert to talk about what the land banking business actually looks like from the inside. How Domain underwrites, how it prices off the builder relationship rather than the deal, and why banks generally aren't the competition. From there the conversation turns to the market: why housing is a regional story again, where the consumer is weakening, what's happening to builder margins as input-cost cuts run out of room, and why Robert thinks nominal GDP, not a price correction, is what solves affordability.
Also covered: builder consolidation and the Berkshire bid, insurance capital moving into senior land debt, the spread compression that came with this year's wave of new land bankers, smaller homes and the pivot back from spec, and the one deal Domain still owns that hangs on the office wall.
