Senior Director

Dan E. Gorczycki is Senior Director of George Smith Partners (GSP), focusing on mortgage brokerage and equity capital placements for commercial real estate investors, developers, and financial institutions.

His area of expertise includes debt and equity capital raises, joint venture structuring, note sales, workout/restructurings and advisory services across multifamily, BTR/SFR, and residential development sectors. Gorczycki draws upon his contacts and background from over 35 years of Capital Markets experience, having originated and executed over $3 billion in transactions throughout his career.

Prior to joining GSP, Mr. Gorczycki was Managing Director at Marcus and Millichap Capital Corp. and, prior to that, Managing Director and Equity Owner at True Rate Services, LLC, a privately held real estate boutique brokerage developing a pioneering debt placement marketplace. During his tenure, Gorczycki financed over $500 million of property and raised over $90 million of joint venture equity, including notable transactions such as the 300-home Reunion Resort in Kissimmee, Florida and a 700-unit townhome development in Brandon, North Carolina.

Mr. Gorczycki previously spent 6 years as Senior Director and Equity Owner in Avison Young’s New York-based Debt & Equity group, where he financed over $1 billion of property and raised over $250 million of debt and joint venture equity. Representative transactions included the financing of the 150-room Doral DoubleTree in Miami, the 400-unit Piedmont in Raleigh, North Carolina, and the recapitalization of the 566,428 square foot Bardmoor Palms office/industrial complex in Florida. Mr. Gorczycki served as Co-Head of the Debt & Equity Group Affinity Group, leading strategy and collaboration among 12 offices nationwide.

Prior to Avison Young, Mr. Gorczycki was Partner and Managing Director at Savills, LLC for 15 years, where he led the Capital Markets group responsible for all mortgage and joint venture equity originations nationwide. He originated over $1.5 billion of third-party financings and was instrumental in producing 40% of the firm’s revenues, enhancing franchise value upon its 2007 acquisition by Savills, PLC. Notable transactions included $300 million in financing for Colonial REIT across six regional malls and the $638 million public-to-private transaction for the Lightstone Group to acquire Prime Retail Trust.

Mr. Gorczycki began his real estate finance career at Cowen & Company in the Real Estate Group, followed by positions at Dorman & Wilson as a loan correspondent, Greater New York Savings Bank in workout services, and senior roles at Julien J. Studley, Landauer Associates, and HFF.

Mr. Gorczycki has been recognized in the industry with several awards, including being named one of the “20 Rising Stars of Real Estate” by Institutional Investor in 2006. He is a periodic columnist for Commercial Observer. He serves as a board member for Ski4All.org.

Mr. Gorczycki is a graduate of St. John’s University, where he received a BS in Accounting, and New York University where he earned an MBA with a double major in Finance and International Business. He is a Certified Public Accountant (inactive) and holds real estate licenses in New York and New Jersey. Mr. Gorczycki and his wife Sandee have two children and reside in Franklin Lakes, New Jersey.
