George Smith Partners is working with a national bank funding reposition requests from $5,000,000 to $30,000,000 on a non-recourse basis. Transactions to 75% of total cost start in the low 4.0% range for a 1% origination fee. There is no exit fee or prepayment penalty. Breakeven cash flow at close is preferred although an interest reserve will be underwritten for a suitable business plan on sub-1.0 debt coverage.
