$800,000 Construction Equity for Portland Mixed-Use Center: Our borrower needed working capital to continue development of a multi-phase retail project. The property is a 9 building, 120,000 s.f. Albertson's grocery anchored retail center with 20 retail tenants and 30,000 s.f. of office space. The borrower purchased the property, rezoned it and arranged to sell the anchor pad to Albertsons. They wanted an interim loan on the land to allow them to take out their equity and fund the site work. The construction loan would not fund until the property was 60% pre-leased. Once the construction loan funded, the interim loan converted to an equity loan secured by partnership interest since the construction lender did not allow secured subordinate debt. The GSP-arranged interim equity financing was provided from a private investor and a small Southern California bank (50/50). Terms: (1) Rate: 14.0%; (2) Term/Amort: 2 year/interest only; (3) Non-recourse. (Steve Bram, Brad Black)

Interest Rate/CMBS Update: Today's revised GDP report indicated white hot growth in the 4th Quarter 1999: 6.9% annual rate. This leads to worries of Fed rate increases and higher rates overall. The effect on bonds was paradoxical, however. A "flight to quality" occurred as the Dow plummeted on interest rate worries. Investors snapped up bonds and yields dropped, capping off a week in which the 10-year T rallied 15 bps to close today at 6.35%.

New Trend/Income Stream for Real Estate Owners? A to-be-built regional mall near Atlanta will name itself "Discover Mills" after the credit card. Experts estimate that Discover will pay app. $10,000,000 over 10 years for the naming rights. ICSC believes that this is the first major mall to name itself after an advertiser. Other companies seeking name recognition (such as the plethora of publicity hungry "dot coms") are expected to follow suit….look for savvy developers to cash in on this new trend.
