TRANSACTION OF THE WEEK!!!

$44,000,000 (80% LTV/1.20 DCR) Construction/Take-Out for 300,000+ s.f. Big Box Power Center at 8.10%: This is the 13th funding arranged by GSP for our client, a well-known regional developer.  The Property: (1) Located in Los Angeles County (high-end demographics), dense in-fill location with extreme physical and political barriers to entry; (2) Built in 1998, by our client, with last tenants taking occupancy in early 2000; (3) 16 tenants, occupancy: 98.5%; (4) 5 credit tenants occupy approx. 185,000 s.f.; none of which are grocery/drug. Challenges/Solutions: (1) Timing was critical: A construction call was looming in early May, loan closed in 6 weeks from application; (2) GSP negotiated: (a) interest only amortization for year 1, and; (b) No loan servicing charges, thereby saving the borrower 3-5 basis points annually; (3) Borrower took advantage of an early free rate lock provision during a period of capital markets volatility, Note: Rate, spread, and loan dollars were all locked two weeks prior to closing; (4) Lender underwrote to a 1.20 DCR, maximizing loan proceeds, allowing the borrower to recapture $4,000,000 in equity.  Terms:  (1) Rate: 8.10%; (2) Term/Amort: 10/30 (Yr. 1: Interest only); (3) DCR: 1.20; (4) LTV: 80%; (5) Non-recourse; (6) Lender Fee: Par.  (Gary E. Mozer, Peter Smyslowski)

Capital Market/Interest Rate Update:  Treasuries rallied this week with the 10-year closing at 5.85%, down 16 bps from last week’s close.  Why?: (1) Flight to quality as equity markets experienced severe volatility all week; (2) Continuing government buybacks of various issues; (3) Economic News: Tuesday’s leading indicators were actually slightly in the negative; Today: Unemployment rate remained unchanged, wage inflation in check... bond traders are now less convinced that Greenspan will raise rates dramatically, instead a gradual series of hikes is now the common prediction.  Capital Markets: (1) Swap spreads remain high, up today to + 130 (from + 126 yesterday, “normal” is considered in the 75-85 range); even with the Treasury rally, all-in mortgage rates remain in the 8.00%-8.50% range; (2) A nationwide portfolio lender company indicated today that they are not quoting any transactions “for a couple days until the market calms down”; (2) The lack of Treasury supply and swap volatility is heating up discussions of  a “decoupling” of Treasuries to CMBS loan pricing and bond pricing.  Some IB’s are considering using the Fannie Mae benchmark notes to price from; (3) 1st Quarter CMBS volume plunged by over 51% from last year’s levels; (4) At least one originator has exited the market, others may be closing offices, consolidation is occurring.  Stay tuned….
