Transaction Overview
George Smith Partners recently arranged a senior leasehold bridge loan of roughly $16.6 million for a 154-unit, 154-bed student housing community located immediately adjacent to a major flagship university, within walking distance of campus and the surrounding commercial corridor. The property was originally built in the late 1960s and underwent a substantial renovation in the years following its most recent acquisition. It sits within a submarket where on-campus housing capacity meets only a small fraction of total student enrollment, supporting durable off-campus demand and limited new competitive supply.
The property is held under a long-term ground lease, a structure that required a lender comfortable underwriting a leasehold mortgage position rather than a fee-simple asset.
GSP structured the financing around the pending sale of the property to an institutional developer, sourcing a lender able to underwrite a true bridge-to-sale facility. Rather than a standard maturity date detached from the sale process, the loan's term and extension options were built to run alongside the purchase agreement's own due diligence and closing timeline, giving ownership a comfortable runway to reach closing without the pressure of a mismatched maturity.
