Transaction Overview
George Smith Partners successfully arranged $42,000,000 in non-recourse, fixed-rate financing for the refinance of a five-property, climate-controlled self-storage portfolio located across Wisconsin, Texas, Pennsylvania, and Michigan. The portfolio comprises nearly 4,000 climate-controlled units across more than 406,000 net rentable square feet. Originally office, retail, and light-industrial buildings acquired in 2022, the properties were redeveloped into a mix of climate-controlled and drive-up storage and are currently in lease-up, operated by a national self-storage platform managing more than 200 facilities and over 109,000 units across 32 states.
The financing repaid existing debt and provided funded reserves to carry the portfolio through stabilization, a cash-neutral execution that allows the Sponsor to complete lease-up without contributing additional equity. GSP identified a capital provider comfortable underwriting transitional self-storage on the strength of the Sponsorship, the quality of the underlying real estate, and the value of the operating platform.
The 48-month term and initial 24-month interest-only period were structured to match the business plan, preserving cash-flow during lease-up and avoiding the negative arbitrage that immediate amortization would create as the assets ramp toward stabilization. The portfolio is concentrated in markets characterized by high barriers to entry, limited new supply, and fragmented ownership, particularly within the climate-controlled segment.
