Transaction Overview
George Smith Partners arranged $86,000,000 in construction financing for The District, a mixed-use development in Round Rock, Texas adjacent to the Dell Technologies global headquarters. Phase I includes a seven-story building featuring 316 luxury multifamily residences above approximately 23,000 square feet of ground-floor retail. The project also incorporates a 40,750-square-foot Food & Beverage Plaza across six standalone buildings designed to generate early foot traffic. The sponsor acquired the land directly from Dell Technologies in 2016 and spent approximately a decade on master planning and entitlements. At full buildout, The District will encompass nearly 4 million square feet of mixed-use components. GSP acted as advisor and placement agent, advising on capitalization strategy, lender engagement, and execution.
