Transaction Description:  

George Smith Partners successfully arranged $10,000,000 in senior debt financing for the gut renovation of a 200-room Choice Hotel (Ascend Brand) in December, 2025 in the Kissimmee MSA. 

The financing supports a value-add business plan focused on the gut renovation of a closed down budget hotel to Choice’s highest brand which will deliver a quality product at a reasonable ADR, near the entrance to Disney World.  

The senior loan is structured with a 18-month initial term and two 6-month extension options, full-term interest-only.  

Rate: SOFR + 8.00%

Leverage: 60% loan-to-cost

Term: 18-month initial term with two 6-month extension options

Amortization: Interest-Only

Guaranty: Personal Guaranties
