Senior Director
Marc F. Demshock is a Senior Director and senior housing capital markets specialist at George Smith Partners. He advises real estate sponsors, developers, fund managers, family offices, and private investors on debt, equity, joint venture, and structured finance across the capital stack.
Mr. Demshock helps sponsors develop capital relationships that support acquisitions, recapitalizations, roll-ups, and long-term platform growth. His experience spans senior housing, multifamily, workforce housing, self-storage, hospitality, industrial, and real estate credit, with particular depth in refinancing, recapitalizations, preferred equity, private credit, fund architecture, and complex transaction execution.
He has particular depth in senior housing. As a principal, Mr. Demshock has structured capital for agency takeouts, bridge-to-agency strategies, operator-transition financings, and distressed acquisitions. He brings practical understanding of the operating, licensure, and sponsor-quality issues that drive execution in the sector.
Prior to joining George Smith Partners, Mr. Demshock served as a principal at a large family office, where he joined as General Counsel and later became Executive Vice President of Investments and an Investment Committee member overseeing the firm's $1 billion+ real estate portfolio. Through Waterfront Capital Group, the capital markets advisory firm he founded, he advised sponsors and family offices across the full capital stack, including serving as Head of Real Estate for an international family office building a U.S. real estate credit platform with a mandate to deploy up to $2 billion.
Marc's background as a real estate, securities, and corporate attorney gives him practical command of the structural, legal, and risk-management aspects of each transaction.
Mr. Demshock approaches each assignment through the lens of an owner, fiduciary, and capital strategist.
Mr. Demshock holds a B.S. from Penn State University and a J.D. and M.A. in Economics from Regent University.
